MPMS, Inc. does not send marketing or promotional text messages, and does not send text messages to the general public.

1. Program description

MPMS, Inc. ("MPMS", "we", "us", "our") operates an SMS text message program called MPMS Operations Alerts. The program is used strictly to conduct our property management business with two audiences:

This program is not used for advertising, promotions, solicitation, sweepstakes, lead generation, or any other marketing purpose. It does not carry content related to cannabis, alcohol, firearms, tobacco or vaping, loans or lending, gambling, or any other restricted category.

2. How we obtain your consent

Consent to receive text messages from MPMS, Inc. is collected offline, in writing, during onboarding. We do not operate a public web sign-up form, a short-code keyword campaign, or any advertised call-to-action.

Vendors and contractors

When a vendor or contractor is set up as an approved MPMS, Inc. supplier, they complete our vendor onboarding paperwork. That paperwork asks for a contact mobile number and contains a written consent statement, signed by the vendor's authorized representative. The consent language reads:

A mobile number is enrolled only after that signed form is received. Providing a mobile number is optional, and consent to receive text messages is not a condition of being awarded work or doing business with MPMS, Inc. Vendors who decline are contacted by phone and email instead.

Employees

MPMS, Inc. employees provide a mobile number and give the same written consent as part of new-hire paperwork, on a form containing the identical disclosure language shown above. Employees may decline, or withdraw consent at any time, without affecting their employment.

Records

We retain the signed consent record for every enrolled mobile number for as long as the number remains enrolled and for at least four years afterward, and we can produce that record on request.

3. Sample messages

Every message we send identifies MPMS, Inc. by name. Representative examples:

MPMS, Inc.: WO #48210 assigned to you - 1420 Oak St, Unit 3B. HVAC no cooling. Gate access: call the office. Reply HELP for help, STOP to opt out.
MPMS, Inc.: PO #77431 is ready for pickup at the supply desk. Please confirm pickup by 4:00 PM today. Reply HELP for help, STOP to opt out.
MPMS, Inc.: Schedule change - your 9:00 AM Thursday appointment at Emerald Ridge has moved to 1:00 PM. Reply HELP for help, STOP to opt out.

4. Message frequency

Message frequency varies and depends on operational activity — the number of work orders, purchase orders and schedule changes that involve you. Messages are sent as events occur rather than on a fixed schedule. A typical enrolled vendor or employee receives roughly 2 to 15 messages per week. There is no fixed maximum, because message volume follows real maintenance activity.

5. Cost

Message and data rates may apply. MPMS, Inc. does not charge you for these text messages, but your mobile carrier's standard message and data rates apply to every message you send or receive. Contact your wireless provider for details about your plan and any charges you may incur.

6. How to opt out

You may cancel at any time. Reply STOP to any message you receive from MPMS, Inc. We also honor END, CANCEL, UNSUBSCRIBE, QUIT and REVOKE.

After you send one of these keywords we will send a single confirmation message and then stop sending text messages to that number:

MPMS, Inc.: You have been unsubscribed and will receive no further texts from us. Reply START to resubscribe. Questions: (714) 238-1138

You may also opt out by emailing epost@mpmsinc.com or calling (714) 238-1138 and asking us to remove your number.

Opting out stops text messages only. MPMS, Inc. will continue to contact you about work orders, purchase orders and scheduling by phone and email. Opting out does not affect your business relationship or your employment with MPMS, Inc.

To resume text messages later, reply START (we also honor YES and UNSTOP) or contact us. You will receive one confirmation:

Texting a keyword is the only way to resume messages after opting out. It is not a way to enroll in the first place — initial consent is always the signed form described in section 2.

8. Eligibility and supported carriers

You must be at least 18 years old, and you must be the account holder of — or have authority to consent on behalf of — the mobile number you provide. You agree to notify MPMS, Inc. promptly if you give up a mobile number enrolled in this program, so that we do not message the number's next owner.

This program is available on most major U.S. wireless carriers. Carrier support is not guaranteed and may change at any time.

9. Carrier liability

Wireless carriers are not liable for delayed or undelivered messages. Delivery of text messages depends on your carrier's network and on factors outside our control, and MPMS, Inc. does not guarantee that any message will be delivered, or delivered on time. Do not rely on text messages as the sole channel for time-critical matters. For urgent operational issues, call (714) 238-1138. For life-safety emergencies, dial 911.

10. Privacy

Mobile phone numbers and text-message consent collected for this program are used only to operate the program. MPMS, Inc. does not sell, rent, or share mobile phone numbers or SMS consent with third parties or affiliates for their own marketing or promotional purposes. No mobile information is shared with any third party for marketing purposes under any circumstances. See our Privacy Policy for full details.

11. Changes to these terms

We may update these Messaging Terms & Conditions from time to time. The current version is always posted at https://www.mpmsinc.com/messaging/, with the effective date shown at the top of the page. Material changes will be communicated to enrolled participants before they take effect.
