This Privacy Policy explains how MPMS, Inc. ("MPMS", "we", "us", "our") collects, uses, protects and shares personal information in the course of our property management business, including information collected through this website (www.mpmsinc.com), through our internal operations platform (InvenCloud), and through our SMS text messaging program.
Mobile information and text messaging
No mobile information will be sold, rented, or shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be sold, rented, or shared with any third party. All other categories of personal information are subject to the sharing limits described in Section 4 below.
Mobile phone numbers and SMS consent are collected and used solely to deliver the operational messages described in our SMS Messaging Terms & Conditions.
1. Who this policy covers
MPMS, Inc. is a property management company. This policy applies to personal information about:
- Our employees and job applicants;
- Vendors, contractors and suppliers we do business with, and their personnel;
- Visitors to this website.
This website is an informational corporate site. It does not host accounts, shopping, payments, or any public sign-up form.
2. Information we collect
Information you give us directly
- Contact information — name, business name, job title, mailing address, email address, office phone number and mobile phone number.
- Business records — vendor onboarding forms, insurance certificates, licensing information, tax identification forms (such as IRS Form W-9), purchase orders, invoices and work-order history.
- Employment records — information provided in new-hire and payroll paperwork, where you are an MPMS, Inc. employee.
- Messaging consent — a signed record of your agreement to receive SMS text messages, together with the mobile number you enrolled and the date of consent.
Information collected automatically on this website
This site is a static informational website. It does not use advertising trackers, analytics profiling, third-party marketing pixels, or cookies for advertising. Our hosting provider maintains standard server logs (IP address, browser user agent, requested page, date and time) for security and reliability purposes. We do not use those logs to build profiles of visitors.
3. How we use information
We use personal information only for legitimate business purposes:
- To dispatch, coordinate and track maintenance work orders and repairs;
- To issue and reconcile purchase orders, deliveries and vendor payments;
- To schedule work and coordinate access to the properties we manage;
- To send operational SMS text messages to consenting employees, vendors and contractors, as described in our Messaging Terms;
- To maintain accounting, tax and business records;
- To comply with applicable law, regulation and lawful requests; and
- To protect the security of our systems, our staff and the properties we manage.
We do not use personal information for behavioral advertising, and we do not sell personal information.
4. How we share information
We do not sell or rent personal information. We share personal information only in these limited circumstances:
- Service providers. Vendors who process information strictly on our behalf and under contract — for example our SMS delivery provider (Twilio Inc.), our hosting provider, our email provider, and our accounting and payroll providers. They may use the information only to perform services for us, and may not use it for their own purposes.
- Property owners and clients. Work-order, invoice and vendor records relating to a property may be shared with the owner of that property as part of our management reporting obligations.
- Legal and safety. Where required by law, subpoena, court order or government request, or where necessary to investigate fraud, protect our rights, or protect the safety of any person.
- Business transfer. In connection with a merger, acquisition, financing or sale of assets, subject to this policy continuing to apply.
Mobile phone numbers and SMS opt-in consent are excluded from all sharing except the service-provider category above, and are never shared with any third party or affiliate for marketing or promotional purposes.
5. Text messaging in detail
MPMS, Inc. operates an SMS program, MPMS Operations Alerts, for employees and for vendors and contractors with an existing business relationship with us. Consent is obtained in writing, offline, during onboarding. Messages are operational only — work orders, purchase orders, scheduling and urgent site notices. We do not send marketing text messages, and we do not text the general public.
Message frequency varies and depends on operational activity — the number of work orders, purchase orders and schedule changes that involve you. Message and data rates may apply. MPMS, Inc. does not charge you for these messages, but your mobile carrier's standard rates apply to every message you send or receive.

Message content and delivery metadata are processed by our messaging provider, Twilio Inc., solely to transmit the messages on our behalf.
6. Data retention
We retain personal information for as long as needed for the purposes described above and to meet our legal, tax and accounting obligations — generally seven years for financial and vendor records. Signed SMS consent records are retained for as long as the number is enrolled and for at least four years afterward. Opt-out records are retained indefinitely so that we do not re-contact a number that has opted out.
7. Security
We use reasonable administrative, technical and physical safeguards to protect personal information, including access controls, encrypted transport, restricted internal permissions in our operations platform, and staff training. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
8. Your choices and rights
- Text messages. Reply STOP to opt out at any time, or ask us to remove your number.
- Access and correction. You may ask us what personal information we hold about you and ask us to correct anything inaccurate.
- Deletion. You may ask us to delete personal information, subject to records we are required to keep for legal, tax or contractual reasons.
- No sale of information. We do not sell personal information, so there is nothing to opt out of in that respect.
To exercise any of these, contact us using the details in Section 12. We will verify your identity before acting on a request, and will respond within the time required by applicable law.
9. Children
This website and our services are directed to businesses and adults. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us information, contact us and we will delete it.
10. Third-party links
This site may link to third-party websites. We are not responsible for the privacy practices or content of those sites, and we encourage you to read their privacy policies.
11. Changes to this policy
We may update this Privacy Policy from time to time. The current version is always posted at https://www.mpmsinc.com/privacy/ with the effective date at the top of the page. Material changes will be communicated to affected individuals where required.
